If you’re getting ready to sell your home, then you’ll definitely want to consider what home improvements you can make to increase the value and final sale price of your home. There are many renovations you can make that will add value to your home, but there are a few things you should not do before you sell:

1. Don’t install a swimming pool. 

If your home doesn’t already have a swimming pool, don’t add one with the hopes of increasing your home’s value. Not only are they expensive to install, but typically they do not recoup the money spent on them. Having a pool can be a liability, and many owners may not be interested in taking on the responsibility. 

2. Avoid super-customized items. 

Try to resist installing things that are extremely specific to your unique taste and style. For example, if you’re adding a backsplash to your kitchen, you probably don’t want to pick super bright or loud colors that will turn off a potential buyer. The same goes for paint colors, countertops, tile flooring, and exterior paint. Spend some time on Pinterest or houzz or flipping through recent home design magazines to see what’s popular and what will appeal to the most people. Someone can customize away AFTER they’ve purchased the home from you! 

3. Be careful about how you remodel kitchens and bathrooms.

While it can add a lot of value by remodeling a kitchen or bathroom, be careful that you do it in the correct way. For example, your average kitchen probably doesn’t need super high-end chef-grade appliances—most buyers in your price range will be just happy with good quality appliances that look clean and new. There’s no need to go overboard on fancy additions that don’t fit into the home or the neighborhood.
