Even in the very best of conditions, selling your home can be a stressful experience. There may be several things you’re trying to balance, from finding a new home to move into and packing up your stuff to trying to get the most money possible for your home. And that’s just the start! 

Long story short: There's a lot to manage while you're selling your home, and it can be easy to let a few of the important details slip through the cracks. That's why we wanted to alert you to the fact that there are actually several things that sellers can do to hurt the sale of their home. Some of these things might surprise you, and we want to make sure you have the best experience possible! 

Read on to make sure you don’t make any of these mistakes that can cost you real money: 


1. Are you making it difficult to show off your home?  

One thing is definitely certain: If people can’t see your home, you won’t be able to sell it. Whether this means cleaning up and moving some of your stuff out so it looks good in listing photos, moving out and having your home staged, or making sure you’re being flexible with home tours, you need to be ready to make some compromises. 

It’s not easy preparing and leaving your home for showings, but it’s a small sacrifice that will pay off big time once your home is sold! Do your best to accommodate showings whenever possible, and keep your home clean and tidy every day your home is on the market. Also, on that note, don’t stay in your home during showings! This can make things uncomfortable for potential buyers (and could be potentially awkward for you, too!). 


2. Is your home making a good impression? 

Especially if your home has been on the market for awhile, you might start to let some of the details slide. Maybe you don't think those couple of dirty dishes in the sink will matter during a tour, or maybe you think people won’t notice that you didn’t clean out the litter box. Even if these details might feel small on a daily basis, buyers notice them (whether consciously or subconsciously) and it will impact the overall experience they have while they’re touring your home. Now is the time to sweat the details!

3. Are you paying attention to your local real estate market? 

Your real estate agent should be able to guide you in pricing your home, and they’ll also know how your home fits into a specific neighborhood or area. Does your home need a couple of upgrades to be competitive? When is the best time to list your home? 

If you have some flexibility and you have a real estate agent who you can trust, listen to them. But also take the time to do your own research to make sure you’re looking out for your best interests. 


4. Are you talking too much about selling your home on social media?

Now is not the time to air all of your grievances with your home, yard, neighbors, etc. on social media. What if you turn away potential buyers? What if a buyers’ agent Googles you (they might!) and finds reason to avoid you and your home? We’re definitely not advocating that you cover up any issues, but it’s important to work closely with your agent on the way you present your home during this time. 


5. Are you taking the process too personally?

Selling a home is not only a business decision, but it can be a deeply emotional one as well, especially if your home has sentimental significance for you. Do your best to not take things personally, especially if you receive a lowball offer from a buyer, criticism, or feedback on things that need to be changed or upgraded. If you feel overly emotional about an offer or a request, do you best to take a step back from the situation so you can approach it with a level head. 


6. Are you working with an experienced, knowledgeable, and qualified real estate agent?

The #1 thing you can do to have a successful sale is to work with an agent who really knows what they're doing. There’s so much more to selling a home than just taking pictures and putting them on the internet, and you need to have an agent who is not only able to offer you a comprehensive marketing plan, but someone who knows the market like the back of their hand!
